Union Park™ is a 61-acre mixed-use urban center located in the heart of downtown Las Vegas on land owned by the City of Las Vegas. In 2006 Newland Communities presented its vision plan for redevelopment of this property and we received overwhelming approval to go ahead with our vision and act as development manager on behalf of the City of Las Vegas, overseeing the day-to-day development of the site. Considered the single most important element of the revitalization of downtown Las Vegas, Union Park is anchored by two key public facilities, the Lou Ruvo Brain Institute designed by famed architect, Frank Gehry; and the Fred and Mary Smith Center for the Performing Arts designed by architect David Schwarz. Planned to encompass more than 9.4 million square feet of office, medical, residential, retail and hotel/hospitality space, Union Park has a value of approximately $6 billion and a build-out of approximately 11 years (2018).

4S Ranch, San Diego, CA
For years, Newland Communities has worked closely with the Ralphs family to develop
4S Ranch® in San Diego, CA. The Ralphs family owned the 4S Ranch land since 1938. A partnership was put into place to give the Ralphs family the protection of not having to place debt on the property, with a development partner strong enough to fund a multi-year entitlement process that started during a period of recession. After five years of entitlement processing and $20 million of expenses, the community was approved in 1998 to become a beautifully designed, pedestrian-friendly, family oriented community. The partnership with Newland gave the Ralphs substantial land value and profit sharing once entitlements were approved, as well as a community they could be proud of and enjoy while continuing to live within 4S Ranch.

FishHawk Ranch, Lithia, FL
FishHawk Ranch™ was held in limited partnership with numerous limited partners who had invested in the land for several years to take the project through the entitlement process. The partnership had a need to repay project loans yet felt the upside in the property was considerable. By structuring a transaction that met the partner's immediate cash needs, recognizing the development risks and providing the front-end capital required to start development; we came up with an arrangement whereby the landowners would realize additional return. Our limited partners have received considerably more for the property than they would have been able to get through an outright sale of the land, and they have expressed to us their pride in the community that has been developed. FishHawk Ranch has achieved numerous awards as one of the best communities to live in, in the Tampa area.
