New home sales up 8% at Cinco Ranch and 12% at Telfair

Houston, TX - In an market where new-home sales are generally down, new-home sales increased during the first three quarters of 2009 in two Houston-area communities developed by Newland.

 

In Cinco Ranch, new-home sales increased 8% for the first nine months of 2009, with 697 new homes sold in the 7,600-acre west Houston community in the first three quarters of 2009. That compares to 643 new homes sold during the same time last year in Cinco Ranch.

 

In Telfair, a 2,018-acre community in Sugar Land, new-home sales are up 12% for the first nine months of 2009. A total of 347 new homes were sold in Telfair during the first three quarters of 2009, compared to 313 new homes sold during the same time last year.

 

Strong relocation sales helped Cinco Ranch achieve its sales increase, while an increased number of local move-up buyers boosted Telfair, according to Heather Gould, marketing director for Newland Communities.

 

Out-of-town relocation buyers account for one-third of new-home sales in Cinco Ranch, while local Sugar Land move-up buyers represent fully half of the new-home sales in Telfair,” Gould said. “One thing both communities have in common is that, in the present economy, home buyers seem to be finding a greater level of comfort in investing in large-scale, well-established master-planned communities such as Cinco Ranch and Telfair.”

Cinco Ranch was also buoyed this summer when the Texas Education Agency gave its top accreditation rating – exemplary – to 12 of the 13 Katy Independent School District campuses serving the community.

 

Telfair has benefited from the attention surrounding the new Houston Museum of Natural Science at Sugar Land, which opened in early October in a historic prison building donated by Newland Communities to the City of Sugar Land.

 

Both communities have expanded their offerings of homebuilders, price ranges and product styles in 2009.

 

At Cinco Ranch, a model home park opened late last year showcases the community’s most affordable new homes, priced from the $160,000s.  This fall, Cinco Ranch opened Park Place, a neo-traditional neighborhood with nostalgic architecture and prices from the $280,000s.

 

Telfair recently added Pulte, part of the nation’s largest homebuilding company, to its team of homebuilders. Pulte will build low-maintenance patio homes in one of the community’s most popular neighborhoods.

 

“Offering a variety of new-home styles and price ranges, along with an expanding array of recreational amenities, has been key to the success of both Cinco Ranch and Telfair,” Gould said.
